How we estimate your roof cost

Your roof is bigger than your house. We start with your ground-floor footprint, then add a pitch factor for how steep the roof is (a low slope adds about 10%, a steep slope up to 45%) to get real roof area. We multiply that by an installed price per square foot for your material β€” asphalt shingle ($4.50–$7.50), metal ($9–$15), or tile ($10–$18) β€” and add a little for a two-story home, where crews work higher and slower. The result is a fair range, not a lowball teaser. Your firm number depends on tear-off layers, wood decking condition, permits and gutters, which we confirm with an on-site measure.

How much does a new roof cost in Florida?
For a typical Southwest Florida home (around 2,000 sq ft of living space), an asphalt shingle re-roof usually runs about $11,000–$19,000 installed. Metal roofs run roughly $22,000–$40,000 and tile $25,000–$45,000, depending on roof size, pitch and tear-off. Steeper roofs and two-story homes cost more because of the added material and labor. Should I replace my roof before installing solar?
If your roof is 15 years or older, yes β€” replace it first. Solar panels last 25+ years, so you don't want to remove and reinstall a whole array a few years in just to re-roof underneath. That removal-and-reset alone runs about $4,500–$8,750. Is metal or tile worth it over asphalt shingles in Florida?
They cost more up front but last far longer and stand up better to Florida hurricanes and sun. A quality metal roof can last 40–70 years and a tile roof 50+ years, versus roughly 15–25 for asphalt. Both can also earn wind-mitigation insurance credits. Tile is the heaviest and priciest; metal is often the best balance of durability and cost for SW Florida.
Does a new roof lower my homeowners insurance?
Often, yes. Many Florida carriers won't even write or renew a policy on a roof over about 15 years old, and a new roof with proper hurricane strapping and a wind-mitigation inspection can earn premium credits.
